Our warranties

Curious about what our warranties cover? Here is the info you'll need. We feel that our warranties are excellent, and we've been offering the same warranty program since 2003.  Scroll down to see the warranty for the system we designed for your project. 
Island Basement Systems Inc, (IBS):

WaterGuard, FlowGuard, Dry Trak and Drain Tile Systems
Contractor hereby warrants with respect to the areas where Contractor has installed WaterGuard, FlowGuard, Dry Trak, and/or a drain tile system (the “System”) that, if water from the floor wall joint passes through the perimeter of the System and onto the basement floor, Contractor will provide the labor and materials to fix the leak(s) in the System at no additional charge to Client for a period of twenty-five (25) years from the System’s installation. Contractor always recommends the installation of a full perimeter System; but, if a partial System is chosen, only the area treated by the partial System is covered by this Warranty. If seepage occurs in areas in which a System is not installed, then additional work at an additional charge will be necessary to extend the System or treat other areas or problems not addressed by this work. Because pump or power failure is possible, this Warranty is not a guarantee of a dry basement as we cannot guarantee that in all circumstances.

Zoeller Sump Pumps (Primary, AC) and UltraSump (Secondary, 12V pump) operated sump pumps are warranted by IBS for a pro-rated 5 year period with a new system installation. These systems are also separately warranted by the manufacturers for a period of one (1) year from the date of installation.  If they fail during the 1st year from installation, they will be replaced at no-charge to the buyer. If after one (1) year, the pro-rated warranty will apply per year since installation. These warranties do not include or cover misuse and abuse, damages for loss of use, damages to personal property, or consequential or indirect damages caused by pump failures. Discharge from water softeners may not be run through access ports or directly to sump pumps, and doing so will void the manufacturer’s warranty on the sump pump, and will void this Warranty. Client’s existing sump pumps, used in conjunction with the System, are not warranted by Contractor. Replacement pumps, installed during annual service, are warranty by the manufacturer (but not by Contractor) for a period of one (1) year from the date of installation.

Clean Space: To not rust, rot or corrode and to be free from defects in material and workmanship under normal use and service. CleanSpace liner shall not rip or tear from normal use and household storage for the warranty period. CleanSpace shall prevent vapour transmission and earth dampness from entering your crawlspace. The CleanSpace liner, being a vapour barrier, cannot prevent flooding without a drainage system installed. Thus, the CleanSpace warranty does not include flooding or puddling. Mechanical ventilation, as per BC Building Code, is to be maintained by the homeowner This warranty may be transferred to future homeowners provided written notification to Island Basement Systems (IBS) is received within 45 days after the closing date of the acquisition of the residence.
The warranty contained herein shall not apply to iron ochre damage, condensation or any system which has been repaired by a party other than IBS or has been altered in any way or which has been subjected to misuse, negligence or accident and including rodent damage. IBS’ liability under this warranty shall be limited to the replacement or repair within the aforesaid time of any defective work or material and shall be liable for no other damages or losses. Pump and/or mechanical components are under separate manufacturer’s warranty and are not considered as part of the water control “no leak” warranty.  IBS is not responsible for frozen discharge lines, dampness staining, water once it is pumped from house, vapour transmission, discolouration from capillary action, water squirting out of walls over the system, if a higher volume pump is required, dust incidental to system installation, fuel tanks or lines or alarm service. IBS can only be responsible for areas of the basement or crawlspace specifically treated by the work performed by IBS.  Homeowner agrees to keep gutters clean, and to run a dehumidifier or ventilation in the crawl space or basement to control relative humidity and condensation as needed. Annual maintenance of sump pump is required to maintain warranty. This warranty is made in lieu of all other warranties expressed or implied and of all other obligations or liabilities on Island Basement Systems part, unless stated on your sales contract.

Injection sealing: Island Basement Systems Inc. provides a FIVE year warranty that the areas we inject with polyurethane resin, or seal with flexible urethane sealant, or repair with Carbon Fibre Reinforcing, will not let water pass through and into the structure.  If such leakage occurs, we will repair the leak at no charge. Warranty does not cover any crack or penetration not injected or sealed by IBS.  New cracks or penetrations that develop, flooding over the top of the wall, damage caused by the leak, dampness or condensation, or moisture that does not run down the wall onto the floor, is not covered by warranty.  This Warranty does not cover any equipment, items, finished wall structures and is limited only to the repair required to re-inject or re-seal the leak. Owner is to provide access to the work area should a warranty call be required, including any pumping of water or movement of items, structure, etc. Warranty is transferable to new owners provided IBS is notified in writing within 45 days of real estate transfer.  Warranty is void if product is damaged due to other construction, freeze-thaw cycle or excessive movement of the structure or walls.
Other general recommendations;

IBS (the Contractor) recommends that Client maintain the System annually. The cost of maintenance is not included in this proposal or in this Warranty, but is available from Contractor at an additional charge. Annual maintenance can prevent most problems with the System. Client agrees to keep gutters clean, downspouts extended, the area dry, the grade outside pitched away from house, and report any leaks that may be related to Contractor’s work. There will be NO charge for service calls made to address leaks in the System. Any service calls made to address issues that are not caused by leaks in the System or result from leaks caused by damage or abuse to the System will be billed, including drive time, at Contractor’s regular rate.
